Meetinghouse Lane
A new house detailed so that nothing in it reads as new, standing on the same gravel as a barn from the 1880s that had to be taken apart in another town to get here.
Two buildings, opposite problems. The house is new and has to look as though it isn't: painted board on the walls and the ceilings, doors made out of the same board, the mechanical system milled into the wall rather than hung on it. The barn is genuinely old and had to be shored, dismantled, trucked down the shoreline and stood back up on a new foundation with new framing and a structural engineer's drawings holding it there.
Tom Lontine took the house from 2022 as project 22-06. The drawing set went out for health and zoning review in May 2023 and then through four separate rounds of interiors client review — September, October and November 2023, and again in January 2024 — before a price was ever set. That is unusual, and it shows up everywhere in the finish work: by the time anything was ordered, the drawings knew what they wanted down to the reveal between two boards.
Two and a half storeys over a crawlspace, four bedrooms, 32 ft 6 in of the 35 feet the zoning allows.
The barn came down and went back up with our own crew. No timber-framing subcontractor, the same people who frame the houses.
A house with no new edges
Woven corners on a shingle wall mean no corner board to hide the cut, which is the whole reason to do it and the whole reason it is slow. The drip detail is the same argument in miniature: Azek drips run over the casings on the main level, and the upper-level casings get none, because up there the casing runs into the frieze and the frieze does the work. That is on the architect's exterior details sheet, issued 25 April 2024.
The floors are live-sawn boards in random 5, 6 and 7 inch widths, averaging over seven feet long, from a mill in Pomfret Center. Live sawn means the whole log gets used and every board is different, so the floor cannot be laid to a pattern — it has to be laid by eye, board by board, the entire house.
Rooms
The paneling runs at a 7″ exposure with a quarter-inch reveal between boards, walls and ceilings both, and it changes to 3½″ in the primary suite. Once a house is lined in one board at one spacing, every other element has to join that conversation. A concealed door in the bedroom hall is made of the same paneling and set so its edges land on the paneling seams. A pair of pocket doors hangs on chains so that they part together rather than one at a time. The kitchen's mesh pocket door was drawn to the rail and stile widths of the family room door, two rooms apart, so that the two read as the same door.
The best of it is the one thing nobody is meant to see. The return air grilles are a three-quarter-inch sheet of solid wood, routed on a CNC from a file the architect supplied, painted, with half-inch ply behind them painted matte black so the duct disappears, over a metal blind box the HVAC sub had to size for twenty percent free opening. It has to be a grille, a piece of joinery and a piece of ductwork at once, and if any one of the three is wrong you either see the duct or the room does not breathe.
All of it is ours except the kitchen and the mudroom: the paneling, the window seat, the built-in cupboards, the mantel and the lattice were made in our own shop by the crew that framed the house. Splitting a job that way is a decision, not a shortcut — the two rooms with the longest lead times went out so that they could not hold up everything else, and the work that had to answer to the paneling stayed in.
And the stair sheet, issued 22 July 2024, is titled as designed vs existing — on a house that did not exist yet. LVT over a quarter-inch cork mat at the top, and a note telling the builder to verify the floor build-up in the field so the risers come out equal. The riser height had to be right against a thickness nobody could measure until the finish was down.
Where the barn stood
Nothing about this frame was built to be moved. It sat on stone, the sills had been in the ground a hundred and forty years, and the joints were cut for one position and had been in it ever since. Taking it down starts with holding it up: new posts and screw jacks under every girt, so that when the pieces that were carrying the load come out, nothing goes with them.
Down
A frame comes apart in the reverse of the order it went together, and it only tells you that order once. Every piece has to be marked, drawn, lowered without racking the bay it is leaving, and stacked so the last piece off is the first piece needed at the far end. Then it goes on a truck.
Up again, in Old Lyme
It went back up with our own crew — the people who frame houses, doing a thing there are no shop drawings for. Everything a nineteenth-century frame did by mass and habit, it now has to do on paper. The engineering is new, the framing that stiffens it is new, the pads and bases under the posts are new, and the sheathing is new. What is original is the part you look at: the hewn posts with their empty mortises, the braces, the marks of the joints that used to be somewhere else.
The tell is at the bottom of every post. A timber that spent its whole life bearing on a stone now bears on a galvanised base set into concrete, and the two are half an inch apart so the end grain can dry. That half inch is the difference between a frame that was saved and a frame that gets taken down again in twenty years.
The Shop
Everything on this house that had to answer to the paneling was made where the paneling was made. A quarter-inch reveal held across a whole house is not a site decision — by the time stock reaches the job it is already right or already wrong, so the mantel, the lattice, the window seat, the cupboards and the casing were run here, in our own shop, by the same crew that framed the building.
The kitchen and the mudroom went out. Those two rooms carry the longest lead times on any house, and putting them with a cabinet shop meant they could not hold up the eighteen other rooms that were waiting on our bench.
The lattice room
Walls and ceiling, both slopes, lined in painted diamond lattice, mitred into the corners and stopped against a plain casing.
Lattice is a garden material. Bringing it inside means every lath has to line through at the corners and across the ceiling break, in a room with no square walls, because the eye reads a diagonal grid far more harshly than it reads a straight one.
It is the least practical room in the house.
